FIRST-TIME HOMEBUYER GRANTS

First Front Door (FFD)

Assistance Amount: For every $1 you contribute, you can receive $3 in grant assistance—up to a maximum of $15,000.

Purpose: To help with down payment and closing costs

Eligibility:

• Must be a first-time homebuyer (not owned a home in the past three years).

• Contribute a minimum of $1,500 toward down payment and closing costs.

• Household income at or below 80% of the area median income.

• Complete at least four hours of homeownership counseling prior to purchase.

Keystone Forgivable in Ten Years Loan Program (K-FIT)

Assistance Amount: Provides 5% of the lesser of the purchase price or appraised value with no maximum dollar limit.

Purpose: To assist with down payment and closing costs.

Repayment: The loan is forgiven annually over ten years at a rate of 10% per year.

Eligibility:

• Must meet the requirements of the applicable PHFA first mortgage program.

  1. Minimum credit score of 660.

  2. Liquid assets not exceeding $50,000 after deducting funds needed to close.

Neighborhood LIFT Program

Assistance Amount: Up to $15,000 in down payment and/or closing cost assistance.

Purpose: To assist eligible homebuyers with purchasing a home.

Eligibility:

• Must meet income eligibility requirements.

  1. Completion of homebuyer education through an approved agency is required.
     

Availability: Funded by Wells Fargo with a $5 million investment; the program aims to assist approximately 260 homebuyers in Philadelphia.
